Lower Unit Oil Color – Green & Slightly Milky White

I checked my lower unit oil and its green and a tad milky white, and smells bad. I attached a pict.
I bought the boat in June 2005. Before I purchased it, I had a mechanic check the lower unit & oil, he said the lower unit/oil looked fine.
Since I bought the boat, I have put about 30 hrs on it over the summer
I removed a little oil by only removing the fill screw. In the pict, the oil in the middle & left is from the lower unit. I squirted a little new oil in the bottom right of the pan to compare the two.
I checked a couple of web sites and a few said a little water/slight milky color is okay. I did not know if this falls into the normal category or if I should be worried about the seals leaking.
Does the lower unit oil look very bad or is this normal?IMG_1367.JPG
